More Survives a Fire Than People Expect

Usually Salvageable
- Clothing and soft goods. Ozone treatment and specialized laundering, including hydroxyl and wet-cleaning systems, remove smoke odor from most textiles. Recovery rates are commonly 80 to 90 percent.
- Hard furniture. Wood, metal, and glass respond well to HEPA vacuuming, chemical sponge cleaning, and refinishing.
- Dishes, cookware, and glassware. Non-porous items clean up thoroughly.
- Jewelry and metals. Ultrasonic cleaning and polishing handle soot and tarnish.
- Photographs and documents. Freeze-drying and digitization save far more than people expect, even when wet from suppression water.
- Books. Vacuum freeze-drying is the standard method for water-affected paper.
Sometimes Salvageable
- Electronics. Devices that were powered off during the fire have a good chance. Corrosion from acidic soot on circuit boards is the enemy, so never power on a smoke-exposed device before it is cleaned. Technicians disassemble, clean boards, and test.
- Upholstered furniture. Depends on whether smoke penetrated the foam and frame. Fabric can be cleaned; saturated foam usually cannot.
- Area rugs. Wool and silk often clean well off-site; synthetic backings that absorbed odor may not.
- Artwork. Conservators can handle a surprising amount, but framed pieces need to be opened quickly.
Rarely Salvageable
- Food, including sealed packaged goods and anything in the refrigerator. The USDA is unambiguous: discard food exposed to fire, heat, or fire-fighting chemicals.
- Cosmetics and medicines. Discard anything exposed to heat or smoke.
- Mattresses and pillows. Odor and residue penetrate too deeply to guarantee removal.
- Charred structural items and heavily burned porous materials.
- Baby items, bottles, and nipples exposed to smoke.
The Pack-Out Process
- Inventory. Every item is photographed, barcoded, and logged. This inventory doubles as your insurance documentation.
- Triage. Items are sorted into salvageable, questionable, and non-salvageable. Your adjuster receives the non-salvageable list for the contents claim.
- Transport. Salvageable items move to a climate-controlled facility, away from ongoing demolition.
- Cleaning. Ultrasonic baths, ozone chambers, HEPA vacuuming, and hand cleaning by material type.
- Storage. Items stay in vaults until the structure is rebuilt.
- Pack-back. Contents are returned and placed after reconstruction is complete.

How Contents Coverage Works
Personal property coverage is typically 50 to 70 percent of your dwelling limit. Two details decide your outcome:
- Replacement cost vs. actual cash value on contents. ACV depreciates a five-year-old sofa heavily. RCV pays for a new comparable item, usually after you purchase it.
- Special sublimits. Jewelry, firearms, cash, and collectibles carry low caps unless separately scheduled.

What to Do Before the Crew Arrives
- Do not wipe soot off walls or upholstery. Dry soot smears into a permanent stain.
- Do not power on smoke-exposed electronics.
- Do not run the HVAC system. It redistributes soot through the whole house.
- Photograph everything before anything is moved.
- Retrieve critical documents, medications, and pet supplies only if the fire department has cleared entry.
