    Do You Need Mold Testing? Inspection, Clearance, and What It Costs

    • You smell mold but cannot find it. Musty odor with no visible growth points to a wall cavity, subfloor, or duct.
    • Someone in the home has unexplained symptoms. Testing plus a physician evaluation gives you data instead of guesses.

    When Testing Is a Waste of Money

    2. Surface sampling (swab or tape lift). Confirms whether a stain is mold. $50 to $100 per sample.
    3. Bulk sampling. A piece of material is sent to the lab. Used for insurance or litigation.
    4. Moisture mapping. Meters and thermal imaging find wet material. Not technically a mold test, but often the most useful diagnostic of the group.
    5. ERMI and DIY store kits. Home petri dish kits grow mold from almost any indoor air sample and produce no actionable result. Skip them.

    Why Independence Matters

    A company that tests, finds mold, sells you remediation, and then tests its own work has an obvious conflict. The cleanest arrangement is an independent industrial hygienist writing the protocol and performing clearance, with a separate certified contractor doing the removal. Many states, including Texas and Florida, restrict a single firm from doing both on the same project.
